We are looking for a Leasing Agent to assist with our multifamily apartments in our rapidly growing portfolio. Since January 2020, Groma has acquired over $100mm of real estate across the greater Boston area and now manages a portfolio of ~150 multifamily apartments and growing quickly.

About the position

The position of a Leasing Agent is to support the leasing of Groma’s rental assets including residential (~90% of units), commercial (~10%), and parking spaces, and to manage all online and in-person marketing/leasing efforts for those assets. This position is part performance based commission and part base salary. While the majority of this position is devoted to improving portfolio occupancy and performance, there are many additional opportunities to participate in improving our companies systems, as well as learning more about the industry.

Working Hours

A healthy work-life balance is important to our team, but this isn’t your standard 9-5. Most individuals looking for a new place to live tend to do so outside normal working hours and we have created structures that balance our teams schedules with our renters needs. What we’ve done is structured working hours that shift later into the evening and have team members working alternating weekends, but balance it out with 4 day weekends on your “off” weekends as well as flexible vacation time and 14 company holidays. Here is what a standard month might look like:

Job Functions

  • Providing comparative market analyses (CMAs) for various rental properties, apartments, and markets
  • Assembling market reports for rental market trends in the greater Boston area and other markets
  • Virtually stage units and utilize software to enhance marketing materials
  • Post and maintain up-to-date listings on various marketing platforms
  • Collecting marketing material and assembling rental marketing profiles for leasing opportunities
  • Fielding and screening inbound leads, outbound lead contacting, and scheduling tours
  • Coordinating with external agents and organizations on lead generation
  • Facilitate showings for occupied apartments, providing advance notice and access information for external agents
  • Assisting prospective renters with our application process and educating them on Groma policies
  • Maintaining relationships with past and active renters for potential renewals, leasing, and re-leasing
  • Writing and drafting leases and addendums for approved renters
  • Collect deposits, prepayments, and fees from tenants during the rental process
  • Facilitating the renewal process for all leasing opportunities
  • Track and report on KPIs for rental efforts

Experience

Rental leasing is a highly regulated industry. It’s critical that our agents adhere to the highest standards fair housing law and practices and maintain the best interests of our tenants and company in all leasing transactions. If you are familiar with these regulations already, that’s a bonus, but full training will be provided as part of the role. The other requirements for the role are indicated below.

  • A minimum of one (1) year experience being a rental agent
  • A minimum of 6 months multi-family industry experience
  • Excellent written and verbal communication skills
  • Experience in a customer service role
  • Detail oriented with strong organizational skills
  • Ability to prioritize and work independently
  • Strong computer literacy in programs such as Microsoft Word and Excel

Compensation

The Groma Leasing Associate position will include a base salary of $50,000. Additional leasing commission targets an on-target-earnings of an additional $30,000 on top of the base salary based on performance as outlined below with opportunities for additional growth down the line.

Generating market rate rentals for our properties and keeping vacancies low ensures the success of our overall portfolio which helps the business grow more quickly, meaning we can provide our services to more and more tenants across the country and globe.
