Job Overview
The Sr. Director, Site Development will serve as the owner-side lead responsible for carrying CleanSpark's AI Data Center sites across Southeast from entitlement through construction, commissioning, and turnover to the business.
This role owns the full site lifecycle rather than a single phase, staying with each assigned site from initial evaluation and entitlement through permitting, utility and power interconnection, construction oversight, commissioning, and final handover. The Sr. Director leads a dedicated regional team, works closely with our design-build partner, CleanSpark's Program Controls and Quality functions, and CleanSpark's executive leadership to keep assigned sites on schedule, on budget, and built to the standard our business depends on.
Key Responsibilities
- Own day-to-day execution of assigned AI data center sites in Southeast from entitlement through commissioning and turnover, making independent decisions on routine site matters
- Keep the VP, Projects, AIDC directly informed on, and escalate for approval, any decision with material impact on site budget, schedule, scope, or overall risk
- Directly manage the region's Site Readiness function, including surveys, permitting strategy, and early site diligence
- Lead a blended team of internal staff and outside contractor resources supporting the region's sites
- Lead site-level relationships with local jurisdictions, utilities, and landowners during entitlement and permitting
- Coordinate with other CleanSpark business units as needed to keep site-level work aligned with the broader company
- Serve as the owner's primary day-to-day point of contact with the design-build contractor's leadership throughout design, construction, and commissioning
- Manage site-level schedule, budget, and risk in coordination with CleanSpark's Program Controls function, flagging deviations promptly
- Coordinate with Quality, HSE, and Commissioning resources to confirm sites meet CleanSpark's standards before turnover
- Represent CleanSpark's interests across the region on routine matters, while looping in the VP, Projects, AIDC on anything of significant consequence
- Provide regular status updates to project and executive leadership
- Build, lead, and develop the region's site team, including Site Readiness, Site Project Managers, and Assistant Project Managers, as the Southeast portfolio grows

Required Qualifications
- 10+ years of experience in site development, land development, or construction management for large-scale infrastructure, industrial, or data center projects
- Experience carrying projects from entitlement through construction completion
- Experience working with design-build or EPC contractors under lump sum or similar delivery models
- Strong understanding of permitting, utility interconnection, and land use processes
- Sound judgment on routine site decisions, paired with the discipline to flag and escalate major decisions to senior leadership promptly
- Proven ability to manage multiple concurrent projects and lead cross-functional teams, including both internal staff and outside contractor resources
- Strong communication skills, comfortable representing the company directly with external stakeholders on day-to-day matters
Preferred Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, Real Estate Development, or related field, or equivalent field experience
- Experience in data center, hyperscale, or mission-critical infrastructure development
- Existing experience or relationships within the Southeast market, including local jurisdictions and utilities
- PMP or similar project management certification
- Experience managing design-build relationships under LSTK (Lump Sum Turnkey) contracts
