The Underwriting Manager will play a pivotal role in ensuring deal quality, risk mitigation, and institutional investment standards, with a primary focus on off-plan residential real estate while also expanding into other real estate asset classes and alternative investment sectors such as renewables. As part of a fast-growing, dynamic team that closed deals in four countries last year and has ambitious plans for further growth, this role demands a self-starter with a proven track record of improving underwriting processes and risk frameworks. The ideal candidate will have experience in institutional or private equity underwriting, with the ability to structure bankable deals that meet both investor expectations and lender requirements.
Responsibilities
- Underwriting & Financial Analysis
- Develop and implement underwriting guidelines for off-plan residential investments and emerging asset classes such as renewables.
- Conduct financial modelling, stress testing, and scenario analysis for investment opportunities.
- Evaluate return metrics (IRR, NPV, ROI), financing structures, and market risks across multiple asset types.
- Work closely with the Market Research Manager to integrate market trends, pre-construction demand analysis, and regulatory factors into underwriting decisions.
- Deal Structuring & Risk Mitigation
- Assess developer risk, pre-construction financing structures, and payment security mechanisms (e.g., escrow accounts, insurance-backed guarantees).
- Lead risk assessment and mitigation strategies for diverse asset classes, ensuring deals remain bankable and institutionally viable.
- Collaborate with lenders, investors, and financial institutions to optimize financing structures.
- ️ Investor & Lender Relations
- Lead underwriting discussions with institutional investors, banks, and financing partners.
- Prepare and present underwriting reports, risk analyses, and investment memos.
- Provide data-backed insights to support investment decisions and enhance investor confidence.
- ️⃣Compliance & Process Optimization
- Work with the Compliance Officer and Legal Team to ensure adherence to regulatory requirements in multiple markets.
- Continuously refine underwriting processes, incorporating automation and advanced analytics to improve efficiency.
- Establish best practices for underwriting across new asset classes, leveraging industry insights and institutional investment standards.
Qualifications
- 5+ years of experience in underwriting, real estate finance, private equity, or investment banking.
- Expertise in financial modelling, risk assessment, and institutional-grade underwriting standards.
- Experience with off-plan residential developments preferred, but strong backgrounds in institutional investment underwriting or private equity will also be considered.
- Exposure to alternative asset classes (e.g., renewables, sports teams, commercial real estate) is a plus.
- Strong ability to optimize underwriting processes and improve risk management frameworks.
- Excellent communication and presentation skills, capable of leading discussions with institutional investors, lenders, and internal stakeholders.
- Institutional or private equity underwriting experience is highly valuable—even if not specifically in off-plan residential, as training can be provided.
- Strong analytical mindset with the ability to assess complex financial structures and risk models.
- Process-driven professional who can implement scalable underwriting improvements in a fast-growing environment.
- Self-starter with an ability to adapt and thrive in a rapidly expanding international investment platform.
